MILITARY FAMILY HOUSING

Military Family HOUSING DESIGN:  SEI is the AE of record for the design and the construction of 6547 new military family housing units.  We are also the AE of record for the design and the construction required for the remodeling of 4697 military family housing units.  We are the AE of record for energy conservation (ECIP) modifications to 17,254 existing military family housing units.  We have extensive military family housing design experience.  We strive to create an environment that is conducive to improvement of the morale of the military service personnel and dependents to the point that they will want to stay in the service instead of leaving the service for civilian employment.  Dependents have a great influence upon the Military Service Personnel decisions to stay in or to leave the military service.  We believe that an environment that resembles a civilian neighborhood as closely as possible is the environment that the majority of Military personnel and dependents prefer.  There is economic benefit to the government by reducing the training costs associated with high personnel turnover.  This is especially true for personnel with the expensive Military Occupational Specialties training.  The following list of projects include new construction and remodeling projects where we were the AE of record for the design and the construction of military family housing.

1.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 105 UNITS, fORT bLISS, TEXAS - 1997 - $10.4M - A/E work included site design, utilities and living unit buildings.  This project also required demolition of existing sub-standard housing, streets and utilities.  This project was a RFP type acquisition.  SEI prepared the RFP package.

2.      U.S. ARMY CORPS OF ENGINEERS - 20 NEW GENERAL (FLAG) AND SENIOR OFFICERS QUARTERS - FORT HOOD, TEXAS - Began with part acreage, part developed sites:  A/E work included site design, utilities and living unit buildings.  In order to save time, final documents for site and utility work were done by Fort Worth District Corps of Engineers in coordination with A/E.  Commendation letter from Col. (Now BG) A. J. Genetti, Jr., district engineer.

3.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW STANDARD PLANS FOR SOUTHWEST USA - Standard plans for living unit buildings for the various grade categories.

4.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 125 UNITS, GRAY AFB - KILLEEN BASE, TEXAS - Began with acreage:  A/E work included site design, utilities and living unit buildings.

5.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 3000 UNITS - FORT POLK, LA. - Began with acreage:  A/E work included site design, utilities and living unit buildings.

6.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 500 UNITS - FORT HOOD, TEXAS - Began with acreage:  A/E work included site design, utilities and living unit buildings.

7.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 699 UNITS - FORT SILL, OKLAHOMA - Began with acreage:  A/E work included site design, utilities and living unit buildings.

8.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 800 UNITS - FORT HOOD, TEXAS - Began with acreage:  A/E work included site design, utilities and living unit buildings.

9.      U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 200 UNITS FT. SILL OK. - Began with acreage:  A/E work included site design, utilities and living unit buildings.

10. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 204 UNITS FORT SAM HOUSTON, TEXAS - Began with acreage:  A/E work included site design, utilities and living unit buildings.

11. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 56 UNITS - DYESS AFB, TEXAS - Began with acreage:  A/E work included site design, utilities and living unit buildings.

12. U.S. NAVY-NAVFAC GULF DIVISION NEW ORLEANS, LA. - FAMILY HOUSING: 350 UNITS NAS CORPUS CHRISTI, TX - Began with acreage:  A/E work included site design, utilities and living unit buildings.

13. U.S. NAVY-NAVFAC GULF DIVISION NEW ORLEANS, LA. - FAMILY HOUSING: 30 UNITS NAS MCALESTER, OK - Began with acreage:  A/E work included site design, utilities and living unit buildings.

14. U.S. NAVY-NAVFAC GULF DIVISION NEW ORLEANS, LA. - FAMILY HOUSING: 100 UNITS NAS CHASE FIELD, TX - Began with acreage:  A/E work included site design, utilities and living unit buildings.

15. U. S. ARMY CORPS OF ENGINEERS - FT. WORTH DISTRICT - 1986, 1987 & 1988 - OPEN END CONTRACT - 5 Separate design contracts for construction projects up to $1,250,000.

16. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 627 UNITS - FORT SAM HOUSTON, TEXAS - Re-roof 22 units, replaced windows in 296 units, remodeled bathrooms in 309 units.

17. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 421 UNITS, WATKINS TERRACE - FORT SAM HOUSTON, TEXAS - Remodeled kitchens, baths, rearranged spaces, replaced windows, added air conditioning, added terraces, modified grading.

18. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 326 UNITS - FORT HOOD, TEXAS - Remodeled kitchens, baths, rearranged and added spaces, added air conditioning, added terraces.

19. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 309 UNITS, HARRIS HEIGHTS - FORT SAM HOUSTON, TEXAS - Remodeled kitchens, baths, rearranged and added spaces, replaced windows, added air conditioning, added terraces, modified grading.

20. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS KITCHEN REMODEL 42 UNITS - FORT SAM HOUSTON, TEXAS - Rearranged space and provided new cabinets, sink, dishwasher, lighting.

21. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS - BATH REMODEL 229 UNITS - FORT SAM HOUSTON, TEXAS - Provided new plumbing fixtures, finishes, lighting.

22. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS - 140 UNITS, AREA 800 - FORT SAM HOUSTON, TX - Remodeled kitchens, baths, added one bath each unit, rearranged spaces, added air conditioning, replaced interior wiring, new underground exterior electrical distribution system.

23. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS - GAS DISTRIBUTION, WATKINS TERRACE AND HARRIS HEIGHTS - FORT SAM HOUSTON, TEXAS - Replaced natural gas distribution main piping and valves and building service piping, also added meters in 1989 project.

24. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS - WATER & SANITARY SEWER, WATKINS TERRACE & HARRIS HEIGHTS, FORT SAM HOUSTON, TX - Replaced part of water and sanitary sewer system main distribution piping.

25. U.S. ARMY CORPS OF ENGINEERS - ENERGY CONSERVATION IMPROVEMENTS 5236 HOUSING UNITS - FORT HOOD, TEXAS - Added items to reduce air infiltration, reduce heat loss and gain, reduce electricity use, reduce water use.

26. U.S. ARMY CORPS OF ENGINEERS - ENERGY CONSERVATION IMPROVEMENTS 2050 HOUSING UNITS, WHITE SANDS NM. AND FT. SAM HOUSTON, TEXAS - Added items to reduce heat loss and gain, reduce electricity use, reduce water use.

27. U.S. ARMY CORPS OF ENGINEERS - ENERGY CONSERVATION IMPROVEMENTS 5328 HOUSING UNITS, FORT POLK, LA. AND FORT BLISS, TEXAS - Added items to reduce heat loss and gain, reduce electricity use, reduce water use.

28. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 222 UNITS INCL. MONTAGUE AND VENABLE VILLAGES - FORT HOOD, TEXAS - New air conditioning, carports, trash enclosures, entry covers, furnace rooms, remodeled kitchens.

29. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS WINDOW REPLACEMENT 881 UNITS - FORT BLISS AND FORT SAM HOUSTON, TEXAS - Replaced steel casement windows with aluminum single hung in wood frame and masonry veneer, precast concrete and masonry.

30. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 39 + 23 HISTORIC QUARTERS - FORT SAM HOUSTON, TEXAS - Remodeled kitchens and baths, added baths, rearranged spaces, removed asbestos, added air conditioning, new electrical distribution.

31. U.S. ARMY CORPS OF ENGINEERS - BUILDING 617 EXTERIOR REPAIRS - FORT SAM HOUSTON, TEXAS - Building built in 1890; Texas Historical Commission controlled; replaced roof covering, deteriorated windows, doors, screens, wood framing, wood siding, 141' long 2-story porch; improved exterior drainage and grading.

32. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 48 UNITS INFANTRY POST - FORT SAM HOUSTON, TEXAS - Remodeled kitchens and baths, added exterior storage closets and carports, improved electrical service entry, eliminated basement leaks, revised grading to improve drainage.

33. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING IMPROVEMENTS 41 UNITS AREAS #4 AND #5 - FORT SAM HOUSTON, TEXAS - Enclosed rear porch, added exterior terraces, modified drainage to be away from buildings.

34. U.S. ARMY CORPS OF ENGINEERS - HISTORIC BUILDING #626 AREA #2 - FORT SAM HOUSTON, TEXAS - Remodeled and improved to provide two 2-room suites and 5 1-room plus bath accommodations for Fort Sam Houston visitors.

35. U.S. ARMY CORPS OF ENGINEERS - FAMILY HOUSING:  NEW 463 UNITS - FORT HOOD AND KILLEEN BASE, TEXAS - Began with acreage:  A/E work included site design, utilities, and living unit buildings.

36. U.S. ARMY CORPS OF ENGINEERS - BUILDING NO. 416 - FORT SAM HOUSTON - SAN ANTONIO, TEXAS - Remodeled historical landmark building.

37. U.S. ARMY CORPS OF ENGINEERS - KITCHEN & BATHROOM REMODELING 271 UNITS - FT. SAM HOUSTON, TEXAS Consultant to Dunaway $857,000 - Modernize and air condition existing family housing.

38. U.S. ARMY CORPS OF ENGINEERS - AREA 700/800 HOUSING FT. SAM HOUSTON, TEXAS $1,785,000 - Modernize and air condition existing family housing.

39. U.S. ARMY CORPS OF ENGINEERS - FMRADIO CONTROL FOR 3575 EVAPORATIVE COOLERS - FT. BLISS, TEXAS - We designed a FM radio control system to provide energy conservation by cycling of the existing evaporative cooling units on the entire base.

40. U.S. ARMY CORPS OF ENGINEERS - FMRADIO CONTROL FOR 1065 EVAPORATIVE COOLERS - FT. SAM HOUSTON, TEXAS - We designed a FM radio control system to provide energy conservation by cycling of the existing refrigeration condensing units on the entire base.

41. BARRACKS DESIGN We have extensive military barracks design experience.  These projects include new construction and remodeling projects.  The days of barracks are over for the young single career service personnel with expensive MOS training.  The government benefits when these personnel stay in the military.  These personnel usually prefer a college dormitory atmosphere with privacy as compared to an open platoon size barracks.   We have converted many cold war era barracks to semi-private housing with a college dormitory atmosphere.  Some of these projects are as follows:

42. U.S. ARMY CORPS OF ENGINEERS - modernization of two ueph buildings at wsmr, new mexico - $5,750,000 - Remodeled existing Dormitory to meet current standards.  1997

43. U.S. ARMY CORPS OF ENGINEERS - IMPROVEMENTS TO 3-STORY DORMITORY #2791 FORT SAM HOUSTON, TEXAS - Replaced damaged finishes, upgrade of interior electrical, revised doors, hardware and partitions to comply with NFPA 101.

44. U.S. ARMY CORPS OF ENGINEERS - REMODEL 14 EXISTING COMPANY SIZE BARRACKS - $4,127,000 - FT. HOOD, TEXAS  Divide large squad room Provided 1800 ton central chilled water plant with underground chilled water distribution system as required to serve 14 existing barracks buildings.  Provided air handling equipment in each building to serve the occupied space.  Installed EMCS system to control central plant.  Designed 12KV electrical primary distribution system and sub-station to serve the central plant. 

45. U.S. ARMY CORPS OF ENGINEERS - REMODEL AND AIR CONDITION 3 EXISTING BOQ BUILDINGS FT. HOOD, TEXAS - Provided 400 ton central chilled water plant with underground chilled water distribution system as required to serve 3 existing BOQ buildings.  Provided air handling equipment in each building to serve the occupied space.  Designed 12KV electrical primary distribution system and sub-station to serve the central plant. 

46. U.S. ARMY CORPS OF ENGINEERS - AIR CONDITION EXISTING ENLISTED WOMEN'S QUARTERS - SAM HOUSTON, TEXAS - Provided 150 ton central chilled water plant with underground chilled water distribution system as required to serve the existing EW quarters building.  Provided air handling equipment in building to serve the occupied space.  Designed 12KV electrical primary distribution system and sub-station to serve the central plant. 

47. U.S. ARMY CORPS OF ENGINEERS - BARRACKS MODERNIZATION BUILDINGS 147, 149 & 250 FORT SAM HOUSTON, TEXAS - Replaced open bay squad rooms with 1 to 3 person rooms for privacy, new and remodeled latrines, dining rooms. 

48. U.S. ARMY CORPS OF ENGINEERS - BACHELOR OFFICERS QUARTERS - FORT SAM HOUSTON, TEXAS - 5-story building with reinforced poured-in-place concrete frame and floors with space for 200 bachelor officers.
